· Conducts routine and preventative maintenance as assigned by the Facilities Director in a timely manner including basic plumbing, electrical, HVAC, flooring and mechanical oriented tasks.
· Documents receipt, completion of, and time associated with completion of work orders.
· Maintains inventory of cleaning and maintenance supplies.
Submits requests for supplies to the Facilities Director as needed.
Confirms the receipt of supplies with packing slips and invoices.
· Conducts and documents monthly inspection of all emergency systems and equipment.
· Provides the Facilities Director with periodic reports regarding maintenance priorities and deferred work orders.
· Ensures all plumbing, electrical, HVAC, and mechanical systems are in working order.
· Maintains a good understanding of local maintenance schedules, codes, manufacturer warranties, and service agreements.
· Assists in ensuring compliance with fire and other inspection codes.
· Ensures fleet vehicles are cleaned and maintained on a regular schedule to include oil changes, routine servicing, and weekly fueling.
*Minimum Qualifications:* The requirements listed below are representative of the minimal education, experience, skills, and/or abilities required for this position.
Education: Associates or Technical degree or Trade School graduate or apprenticeship Experience: Three years’ experience in construction or property maintenance.
OR – Any equivalent combination of training and experience which provides the required knowledge, skills and abilities.
Certifications: Valid Wisconsin Driver’s License with clearance to drive by The Salvation Army’s insurance carrier.
*Skills and Abilities:* · Ability to demonstrate knowledge and proficiency in trade skills.
· Ability to read and understand work orders and product safety information.
· Ability to organize, prioritize and meet work schedules on a timely basis without direct supervision.
· Ability to troubleshoot issues and accurately describe problems to outside vendors and contractors.
· Ability to speak, write and understand English in a manner sufficient for effective communication with leadership and field personnel.
· Fundamental knowledge of electrical, plumbing and HVAC systems.
*Supervisory responsibility:* None *Physical Requirements:* Employee must have the ability to sustain physical activity both inside and outside and work in extreme temperatures on occasion.
Work requires ability to stand, walk, climb, kneel and lift objects from 75 to 100 pounds.
Must have the ability to operate basic building maintenance equipment and operate telephone and electronic communication devices.
May be exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
Exposure to dust particles *Travel:* Within service area and between facilities.
*Working Conditions: *At times this job is performed indoors in normal room temperature.
Other duties require being outdoors, where the employee is exposed to weather conditions prevalent at the time.
The noise level in the work environment is usually low to moderate.
