Job Description: Directs all areas of Facility Management Operations including Construction Management, Facility Maintenance, Landscape Design, Horticulture, Housekeeping, Physical Security and Environmental Safety of AAC and managed properties.
Includes planning, developing and directing all aspects of Facilities Services, Environmental Services and Ground, and Landscaping functions.
Inclusive of building maintenance, plumbing, HVAC, electrical, life safety systems, cleaning and sanitation, utilities, space planning, communication systems, and exterior maintenance.
Responsible for contract management and overall oversight of updates/capital projects.

In coordination with the President, leads Capital project planning and oversees annual project implementation.
Responsible for space planning and space management allocation across all campus locations including AAC and managed communities.
In collaboration with Resident Services, ensures that building, grounds, and property are up to organization standards and preventative maintenance systems and programs, and frequent inspections meet Attic Angel’s standards of excellence.
Conducts effective staff scheduling and payroll management functions.
Ensures and manages any vendor contracts to ensure performance is met and accounting is in line with budget.
Recruits, trains, evaluates, and retains qualified and competent staff.
Project management and oversight of all facility construction and renovation projects.
20% Directing/Supervising Maintenance, Housekeeping & Grounds Services Develops all facility maintenance program management, projects, and task requirements.
Directs electronic work order management system and ensures integration at all campus locations\ Oversees all building mechanical, HVAC, electrical, and plumbing systems operations.
Responsible for oversight of agreements with building communication systems and building life safety systems.
Prioritizes and delegates the completion of repair requests in a timely manner, ensuring critical safety and/or care issues are addressed immediately.
Oversees management of effective access control and physical security program.
Responsible for compliance with all State and Federal life safety codes, DHS, and NFPA regulations.
Stays up to date of all federal, state, and local government requirements relating to facility maintenance operation, permits, and licensing and ensures compliance.
Responsible for overall cleanliness and sanitation of the campus, including all campus common areas and independent living houses, assisted and independent living rooms and apartments.
Oversees all waste and recycling programs within the organization.
Required to respond to 24-hour emergency calls in the event of an emergency.
Responsible to ensure Landscaping/Grounds of AAC and managed communities meets the standards of residents and overall community expectations.
20% Budget Develops, monitors, and controls operating and capital budgets that will fairly compensate staff, maintain and replace equipment, and satisfy program and service needs.
- In coordination with Purchasing Manager, oversees operational project material sourcing and manage inventory of required parts and supplies while demonstrating effective budget management.
Works with the CFO to give input into the capital replacement plan.
Identifies needs in regards to equipment, HVAC, furnaces, exterior and interior building and grounds.
Responsible for operationalizing capital improvements within budget and regulations.
Issues purchase orders and approves invoices.
20% Secondary and Periodic Position Functions Serve on various committees as assigned.
Prepares reports and statistical data as necessary Attends required scheduled staff meetings, in-service days, management development programs, and approved continuing education programs.
May serve as Owner’s Representative in larger scale projects.
Education/Experience: Bachelors, Associates or Technical degree preferred.
Experience will be considered in lieu of education.
Three to five years of management experience preferred.
Ten years of engineering, maintenance and/or facility management services experience including capital project management.
Must have experience, education, or aptitude for finance in regards to building & cost containment.
Experience as Owner’s Representative or working with contractors on larger capital projects Strategic and master site planning experience Previous experience in retirement setting is strongly desired.
Knowledge, Skills & Abilities: Ability to provide leadership that fosters a team approach in meeting the mission of Attic Angel Community.
Knowledge of facilities operations, HVAC and equipment maintenance practices for electrical, plumbing and mechanical operations.
Ability to work independently with little supervision and is sensitive to the needs of many constituents.
